Before you decide
What kind of work do you take on?
House extensions and conservatories, loft conversions, roofing, kitchens, full renovations and restorations, conversions and interior fit-outs, new build and structural works, driveways and landscaping, and ongoing property maintenance. Mostly domestic work across Trafford, south Manchester, Warrington and Cheshire, with commercial building work alongside it. Because we cover the building, roofing, joinery, plastering, tiling, flooring and decorating ourselves, most projects run start to finish with one firm.
Is my job too small for you?
Probably not. We are an independent firm rather than a large contractor, so a roof repair, a wall coming out or a kitchen being fitted is normal work for us, not a favour squeezed between bigger jobs. If it genuinely is not something we should be doing, we will say so and usually point you somewhere better.
Who will I actually be dealing with?
Jason Kirby, the company's director. He looks at the job, prices it and runs it, and the same team of tradesmen works with him from one project to the next. It is why clients tend to write about "Jason and his team" rather than about a company name.
Can I check the company out before I commit?

Quotes, drawings and consents
Do you charge for a survey or a quote?
No. Jason comes out, walks the property and talks the job through at no cost, and you get a written, itemised quote afterwards setting out what is included and what is not. A client who has used us on both a house refurbishment and a commercial office describes our pricing as "clear and transparent" — that is the standard we are trying to hold.
Will I need planning permission or building regulations approval?
It depends on the property and what you want to do. Plenty of single-storey rear extensions and loft conversions fall under permitted development, but almost all structural building work needs building regulations approval regardless. We will tell you at the survey which route your job is likely to take, and we handle the building control liaison and inspection stages as part of the work. Do you work with architects and structural engineers?
Yes. If you already have drawings and a structural design, we will build to them and raise anything that will not work on site before it becomes a problem. If you do not, we will tell you honestly at what point in the project you will need them.
What about my neighbours and the party wall?
Work on or next to a shared wall — which covers most extensions on a semi or a terrace — can trigger party wall obligations to the neighbouring owner. It is worth knowing early, because the notice periods are measured in months rather than weeks. We will flag it at the survey rather than the week before we dig.

Certificates, gas and electrics
Who does the gas and electrical work?
The qualified tradesmen we work with, certificated to whatever each element requires — gas appliance work by a registered gas engineer, electrical work by a qualified electrician who issues the relevant certificate for the work carried out. We will always tell you who is doing which part, and we do not claim certification we do not hold ourselves.
Are you Gas Safe registered?
Esquire is a building company, not a gas business — where a job involves gas work we bring in a registered gas engineer to do it and issue the certificate. Gas Safe Register has been the legally required scheme for gas work in the UK since April 2009, when it replaced the old CORGI scheme, and you are entitled to see a Gas Safe ID card from whoever carries out gas work in your home.
Will I get paperwork at the end?
You should get the certificates that belong to the work — building regulations sign-off where the job required it, and the electrical or gas certificates issued by whoever carried out those elements. Ask for them if they are not offered, from us or from anyone else.

Living with the work
How long will my job take?
It depends entirely on the job, and any builder who gives you a number before seeing the property is guessing. What we will do is give you a date we can hold. One client's work was "completed in 4 weeks as specified", and another's project was promised and delivered ahead of the birth of their baby — those dates came from a survey, not from optimism.
Can I stay in the house while you work?
Usually yes, for extensions, loft conversions, roofing and most kitchens — there will be a period without a kitchen, or with scaffolding up, and we will tell you when that is so you can plan around it. On a full refurbishment it is often easier for everyone if you are out, and we will be straight with you about which it is.
How much mess should I expect?
Building work is dusty and there is no honest way around that. What we can control is dust protection, keeping the site tidy and safe at the end of each day, and clearing waste as we go rather than leaving a skip's worth in the garden until the last week.
What happens if something is not right at the end?
We walk the job with you at handover, take the list, and deal with it. On loft conversions we also come back for an after-service maintenance check. Repeat work is a large part of what we do — one client has had two further jobs carried out since their loft conversion — and that does not happen if snags get argued about.

Which areas do you cover?
We are based on Stamford New Road in Altrincham and work across Trafford, south Manchester and Cheshire — Altrincham, Hale, Sale, Cheadle, Didsbury and the surrounding areas — and out west into Warrington. Our own past projects include extensions and conservatories in Cheadle, Warrington and Hale, roofing in Altrincham and Warrington, and kitchens in Sale and Didsbury.
Will you travel further than that?
For a larger project, often yes — Greater Manchester and the surrounding areas is how we would describe the patch. Ring and describe the job and the postcode and we will tell you honestly whether we are the right firm for it.
